Each season brings different weather and puts different demands on your property. A maintenance checklist that follows the seasons keeps you ahead of problems. Here's what you need to check each quarter to keep your rental properties in good shape throughout the year.
Spring Maintenance: March to May
Spring is about clearing up the mess winter left behind and preparing for the wetter months. Clear gutters and downpipes thoroughly, as they'll get hammered again later in the year. Check for any damage from winter ice or snow, especially around roof edges and flashing.
Power wash external walls, patios, and garden areas to shift algae and mould that built up over winter. Check pointing on brickwork and re-point any cracked sections before rain penetrates. Inspect windows and doors for gaps, and replace any damaged seals. Check that external drains aren't blocked. In Ballymena, where we get plenty of rain, clear drains are essential.
This is also the time to tidy the garden, trim back overhanging branches, and check fencing. A neat garden keeps tenants happy and reduces pest problems.
Summer Maintenance: June to August
Summer is when you can tackle painting and carpentry work without worrying about rain stopping progress. Paint exterior woodwork, including fascias and soffits, while weather is dry. Check and repair any missing roof tiles or damaged slates. It's the best time to do this safely.
Interior work like redecorating becomes easier when you can have windows open and don't need heating on. Touch up internal paintwork, repair damaged plaster, and fix creaky floorboards. Check if joinery needs treatment, especially if there's been any damp or woodworm activity.
This is a good time to deep clean the property, replace worn carpet, and refresh furnishings if needed. When a tenant moves out in summer, you can turn the property round quickly for the next one.
Autumn Maintenance: September to November
Autumn is preparation for the harsh months ahead. Clear gutters and downpipes again, as leaves and debris will have accumulated through summer. Check that roof is in good condition before the heavy rains come. Inspect flashing around chimneys and any roof penetrations.
Test your heating system thoroughly. Have the boiler serviced and checked by a qualified engineer. Check that radiators are working and thermostats are set properly. Replace boiler filters. Make sure all windows and doors close properly to keep heat in and draughts out.
Check for signs of damp or condensation. Autumn is when damp starts appearing as weather cools and moisture increases. Deal with it now before it gets worse. Check attics and basements for water ingress.
Winter Maintenance: December to February
Winter is about preventing emergencies and responding to them quickly. Check that pipes are insulated, especially in unheated spaces like lofts and basements. You're trying to prevent burst pipes, which are a nightmare and expensive to fix.
Make sure your property has adequate ventilation to prevent condensation and mould. Check that extractor fans in bathrooms and kitchens are working. Inspect for signs of mould growth and treat it immediately.
Check gutters and downpipes one more time to make sure they're clear. Blocked drains cause water to back up and cause damage. Make sure all emergency contact numbers are up to date so you can respond quickly if problems occur.
